Why I'm useful here
I'm a veteran spouse. I've relocated across the country, bought a home sight unseen, and gone through a VA loan assumption — so I understand compressed timelines and coordinating a move around military requirements.
This page is a practical starting point for service members, spouses, and people relocating on military orders. The guide below is the same information I give my own clients.
Area orientation
The bases, geographically
Neutral geographic guidance — not neighborhood rankings.
Fort Carson
Located on the south side of Colorado Springs. Fountain, Widefield and the south end of town are closest; the north side is farther and can be a longer drive, especially in winter.
Peterson Space Force Base
On the east side of Colorado Springs. The Powers corridor and east side are common, with a lot of newer construction.
Schriever Space Force Base
Further east than people expect. Falcon, Ellicott and Peyton are common, and you're trading drive time for land.
United States Air Force Academy
On the north side. Monument and Northgate are close by if you want to be nearby.
None of that is a rule. If you're picking a neighborhood from another state, drive times and access are the first things to check.

VA buyers
VA, in plain language
I work with VA buyers, and I have firsthand experience with a VA loan assumption. An assumable VA loan can let a qualified buyer take over a seller's existing VA loan at its original rate instead of today's rate.
It doesn't work on every home, and entitlement rules matter. If you're VA eligible and want to know whether it's worth looking for assumable listings, just ask me.
